The two parties came to an agreement about house renting through friendly negotiation.
 
1. Address and equipments
 
1) Address: Hang zHouHang zHou, Hang zHou, Living area: 80 Square Meters
 
2) Affiliated equipments in the house:
 
A: Appliance: One Air condition, one television, one computer, one telephone machine and one shower appliance
 
B: Furniture: One suit of furniture
 
2. Period and its agreement
 
1) Renting period: the two parties agreed the period is 5 years: from January 1, 2012to December 31, 2013.
 
2) Rent fee: RMB 2500 per month.
 
3) Payment method: paid in cash and the deposit is RMB 3000. When the contract is terminated, party one will return the deposit to party two without interest if there is no damage of the house and affiliated appliance. The payment of the first time is RMB 000. www.148hz.com hangzhou lawyer
 
4) The fees of water, electricity, gas, telephone, cable television and security should be paid by party two and the fees of property management and repair should be paid by party one during the rent period.
 
5) During the rent period, if any of the following cases happened for party two, party one has the right to terminate the contract and take back the house. Party two should take full responsibility and compensate for the loss of party one.
 
A. Party two transfers, re-rents or lends the house to the third party.
 
B. Party two deal with illegal activity and damage the public interest in the rent house.
 
C. Party two defaults the house rent fee for 15 days without reasonable reason.
 
D. Party two does not pay any fee in three consecutive months.
 
3. Responsibilities and Obligations of the two parties
 
1) Party two should pay for the fees of water, electricity and telephone on time and give the bills to party one so that party one can monitor and check the fees.
 
2) Party two can not transfer the deposit into house rent fee under any conditions.
 
3) During the rent period, party one should assure the normal living of party one in the rent house. Party one should not re-rent or sell the house to any third party or add rent fee during the rent period.
 
 
 
4) After the rent period, if party two wants to continue renting the house, party two should put forward one month in advance. Party one can give the priority to party two under the same condition according to the actual status.
 
5) During the rent period, if any of the both parties needs to relieve the contract for some special reasons, one party should inform the other party one month in advance and relieve the agreement.
 
6) Party two should keep the surrounding environment and pay attention to the fireproof and guard against thief. Party two should take full responsibility of the accident if occurred.
 
7) Party two should not change the structure of the house and should treasure the inside equipment. If there is purposely damage, party two should pay for the loss. If there is natural damage, party two should inform party one as soon as possible and cooperate with party one to repair it.
 
4. As for other issues, the two parties can solve through negotiation. If they failed to solve through negotiation, they can forward to the arbitration organization or solve according to the current regulations.
 
 
This agreement is typed in two original and each party hold one and comes into effect upon signing.
